2010 Expenditures

There was a comment at the last BOD meeting about letting the community know about some of the bigger projects we have done this year which is impacting the budget. The following are the top 4 unexpected expenses the HOA had to deal with this year:

1. $10,000 of roof repairs for phase 2
2. $10,000 street name project
3. $15,000 for retaining walls to stop a major erosion problem in phase 2.
4. A reserve increase by $20,000

We are still good financially both in our checking accounts and reserves. However unexpected expenses must be dealt with which will have an impact to our budget.

October 2010 BOD Meeting

The next board of directors meeting will be October 14, 2010. This will be a meeting to ratify the budget and to see if anyone would like to join the board. If you would like to attend please send an email to elmgrovehoa@yahoo.com to register.

Registration deadline is two days before the meeting. If you would like to speak please include your agenda in the email. Location of the meeting will be given to you in a confirmation email.

Maytag Dishwasher Recall

Elm Grove Facebook Page

Gutters

For homes near the woods you should be on the lookout for clogged gutters. Signs of clogged gutters are water pouring over the gutters instead of coming out the spouts. Also pools of water close to your house is another indication.

If you have clogged gutters please contact CAS so they can send someone out to clean them.

Renting Townhomes

Please remember if you need to rent your townhome you must get permission from the BOD first.

If you have renters, and have not gotten the BODs permission, you will be fined a $100/day until the renters are gone.

We have had several reports of renters and will be following up in all cases. The BOD will make no exceptions if renters are found.

We Need Your Email Addresses!

In order to better serve the community (and reduce expenses) we would like to get your email address so we can email you news instead of mailing out information. Each time we mail out a community letter it costs about $200, this comes out of the HOA dues that you pay every month..

The BOD over the past few months has been working very hard to reduce the budget so we have more money to put into projects to improve the community and to put more away for a rainy day. So please email elmgrovehoa@yahoo.com if you would like to receive email notifications instead of letters in the mail.
